Experience – Doug Hughes, the present Proprietor has worked in residential Estate Agency for over 40 years. He managed Offices in North West London before working in Bristol Gloucestershire and Somerset subsequently moving to Abingdon in 1985. From there he became an Area Manager responsible for 6 Offices throughout Oxfordshire. In 1989 he purchased the Abingdon Branch and started trading independently. During this period Doug has worked through major challenges including the 1990 Recession when Interest Rates spiralled, the Banking crisis of 2008 and Lockdowns during the current Pandemic. He has survived them all thanks to the close support of loyal Family and a long-standing Team. He has also retained long term Clients including several literally from the start of Business. Doug and his Team are committed to offering you a friendly, personal but most importantly, professional service.

Eventualities – We offer a comprehensive optional Management Service and are able to take the worry out of letting your property. For maintenance issues we have highly experienced Contractors who we have worked with for many years. Our aim is to prioritise your work whether it be Routine Maintenance or Emergency Call out. All of this can be achieved at extremely competitive rates. In addition, we can offer Project Management to prepare and refurbish your Property in readiness for Letting and throughout future Tenancies.

Marketing Your Property

In order to achieve the highest rent and attract the best Tenant, it is key that your property is in the best condition ready for marketing. It is essential that any Appliances are in full and safe working order. You must also ensure you have a valid EPC, Gas Safety Certificate, Electrical Inspection and Condition Report (EICR) with working smoke alarms in place. Our in-house Contractors are available to assist with any maintenance issues or services if you wish.

Marketing your property and getting the correct exposure is key, your property will appear in major portals including Rightmove and On The Market.

Viewings and Feedback

We prefer to carry out all Viewings personally in order to provide you with accurate feedback and offers from potential Tenants.

Offer Process

When an offer to rent is received from a potential tenant, we shall contact you to discuss and approve Terms and Conditions. Once accepted we shall request a Refundable Holding Deposit of 1 week’s rent. We shall then carry out referencing, which will include a credit check. Subject to successful completion of this referencing process, we shall prepare Tenancy Agreement to be signed by either yourselves or Oxfordshire Estates as your Agents and the Tenants and agree a Completion date An example of our Tenancy Agreement is available here (make this a hyperlink to sample Tenancy Agreement). Subject to legal compliance we can tailor an Agreement to suit your needs.

Inventory and Condition Report

An Inventory is required at the start of every new Tenancy. The Inventory is a report which sets down Contents and Condition of the Property with photography and relevant supporting evidence. The tenant is allowed 7 days from their completion date to check, amend and sign the inventory. We can organise the inventory to be prepared for you by our independent Third-Party Surveyor. Completion of Tenancy

On completion day of Tenancy, if we are Managing on your behalf we shall organise Check-In Procedure at the property, handover of keys, paperwork etc on the day of completion. We shall also notify all relevant Utilities and Council Tax of changeovers in occupiers. If we are not Managing, you can meet your tenant at the property and pass on your contact details. Alternatively, we can arrange for the Tenant to collect keys from our office.
